Based on this information YOU will decide how much YOU want to offer.
Your BUYER'S AGENT will assist you in writing the offer. Some items YOU will include:

How much deposit you will make

How much time you need before closing

What kind of Home Inspections you want done

Home warranty

Your responsibility to the contract

Sellers responsibility to the contract.
YOU will sign your offer and your BUYER'S AGENT will deliver it to the Seller's Agent, with your deposit.
The Seller will accept your offer or return it to you with changes.
Your BUYER'S AGENT will help you negotiate the best deal for YOU.
Your BUYER'S AGENT should always work in your best interest.
When all parties have signed you have a contract.
Now is the time where all parties fulfill their part of the contract.
Your BUYER'S AGENT should be there to guide YOU through to closing or settlement.
